Yes. You can refinance an existing home loan into Ijaar Star or Ijaar Crescent, our Shariah-compliant home finance under Ijarah Muntahia Bittamleek. Ijaar Star also offers Easy Refinance for individual customers, with a streamlined assessment. It's for finance you've held with your current lender for at least 12 months if you're PAYG, or 24 months if you're self-employed, with payments made on time over the last 12 months. Your broker still checks your circumstances, and eligibility criteria apply. You can also release equity when you refinance with Ijaar Star, up to 80% LVR. Refinancing existing SMSF finance isn't available. Fees, charges and credit criteria apply.
Not necessarily. With Islamic home finance you pay a rental rate rather than an interest rate. What you pay depends on the product, how much you finance compared with the property's value (LVR), whether your rental rate is variable or fixed, and fees. On Ijaar Star, a risk fee applies above 80% LVR, and it is included within the 95% maximum rather than added on top. We don't publish rates on this website. Ask an accredited broker for the current rates and to compare the total cost, including fees, with your other options.
With Ijaar Star and Ijaar Crescent (Ijarah Muntahia Bittamleek), you're the registered owner on the title from settlement. The financier holds a registered mortgage and a beneficial interest (an ownership share) in the property, and your payments reduce the amount financed. When all payments are made, the mortgage is discharged and the financier's interest passes to you. With Al-Mustaqbal SMSF (Diminishing Musharakah), a bare trustee holds legal title for your fund from settlement. Your fund buys out the financier's contribution over time, and on the final payment legal title passes to your fund. The financier holds a mortgage, not a share of the title.
